Commercial

A successful commercial development must provide flexible spaces which allow you to adapt quickly to future market changes.

Our experienced engineers have vast experience and a proven track record to deliver a complete mechanical and electrical package for the commercial development. Internal coordination meetings are a pre requisite on all projects to ensure we provide the client with the best, fully coordinated, cost effective solution for each individual project.


Radcliffe District Centre, Ordsall, Salford

Radcliffe District Centre, Ordsall, SalfordLPC Living submitted planning applications in April 2008 for the second phase of its Ordsall development as part of Salford City Council’s regeneration scheme in the area.

Having already worked with LPC Living on Phase One of the Ordsall Regeneration Project (500 homes), Watt Energy & Consulting Engineers Limited were approached to oversee the whole of the Mechanical and Electrical building services works on the entirety of Phase One.

Watt Energy & Consulting Engineers Limited were responsible for:

  • Collating all below ground existing services information from local utility companies and identifying which would cause problems with the development. We highlighted these services to the appropriate assett owner and we organised for their disconnection or diversion at minimum cost to the development (under £30,000 against a notional initial figure of £100,000). These included gas, electric, water, BT, telecoms and fibre optic cables. We also organised necessary easements for some of the services being retained on the development to ensure a full working package of services to the site
  • All incoming services applications. Loading figures were calculated for each individual unit/property and a total consumption for the site was reached. Electrical load was 1100KVA for the hotel, residential units and retail units with a 1000KVA HV supply to the supermarket.  Drawings for the site showing required loadings and incoming locations/termination points were issued to the appropriate utility companies for quotations to be produced. These quotations were then reviewed by Watt Energy & Consulting Engineers Limited to ensure accuracy and passed to client for payment
  • Liaison with supermarket operator to ensure that both the shell specification building and the mechanical and electrical services were installed in compliance with their standard specifications. This included all builders’ work requirement, ductwork and services routes, sprinkler facility (tanks, water supply and dual pump room). We also liaised with the supermarket operator for all plant positions, sound levels to ensure 35dBA was maintained in hotel bedrooms. Co-ordination was between the client, supermarket consultants, project manager and Salford Local Authority building control. All objectives were met satisfactorily to all parties
  • Part L1 SAP Calculations for all dwellings which achieved building control approval both prior to construction and as fitted
  • Part L2 Calculations for the hotel, retail units and supermarket which achieved local authority building control approval for commercial units
  • Produce Energy Performance and predicted Energy Performance Certificates for all properties.
  • Sustainability statement for the whole development
  • Complete mechanical and electrical layouts for each property including all required Part L Calculations and EPCs to comply with latest building regulations
  • Liason with United Utilities to enable the correct installtion of a utility sub-station. There was a problematic space restriction on site for a double sub station due to the requirement for a close proximity for the supermarket 1MVA HV supply/transformer, the associated LV meter rooms, a 25,000 litre sprinkler tank, plant room/sprinkler motor room. We carefully designed the space, and co-ordinated it with the design and utilities to ensure the space, access and the maintenance requirements were all achieved within the building envelope whilst keeping costs to a minimum
  • Full M&E design and specifications for the new build 150 bedroom hotel
  • Tender appraisal of all electrical and mechanical tenders and value engineering negotiations with the winning tenderer to achieve a good value installation. The tender packages were issued to six M&E contractors within the local area

Although this summarises the main points of Watt Energy & Consulting Engineers Limited responsibilities, we still attend site at regular intervals to inspect, quantify and check all of the M& E installations. We deal with any issues or problems that arise on site and liaise with all parties to achieve practical, realistic and cost effective solutions. These range from minor to more major issues. On this particular job, we resolved appropriate services routes with steels when the on-site steel work design had changed owing to client alterations. By amending the routes and sizing calculations, and keeping a constructive dialogue open with all contractors and clients concerned, we quickly reached and implemented new routes, reducing any potential delay to the scheme and avoiding unnecessary delay.
